In 2024 and 2025, the TRNC Government introduced significant amendments to the real estate legislation aimed at improving legal clarity and administrative procedures.
21 May 2024: Major reforms clarified ownership limits for foreign buyers and improved procedures.
15 May 2025: Amendments expanded acquisition rights and further streamlined the process.
Who Can Buy & Acquisition Limit
Foreign nationals are legally permitted to purchase real estate in North Cyprus. Acquisitions are subject to governmental approval and statutory limits. The legislation distinguishes between citizens of Türkiye and other foreign nationals.
Citizens of Türkiye may purchase
- Up to 6 apartments, or
- Up to 3 two-storey detached villas within residential complexes
Combination of both categories is not permitted.
Other foreign nationals may purchase:
- Up to 3 apartments, or
- Up to 2 two-storey detached villas within residential complexes
These limits apply alternatively and may not be combined.
Land & Individual Houses
- One plot of land up to 1.338 m²
- One individual house on a plot up to 3.300 m²
Agricultural and forestry land cannot be acquired by non-citizens.
Documents Required for Purchasing Real Estate
To enter into a purchase agreement in North Cyprus, a valid passport is generally sufficient.
Additional documentation may be required during the subsequent legal process, particularly when applying for governmental purchase permission.
Residency status is not a prerequisite for acquiring real estate.
Contract Registration & Purchase Permission
After signing the Contract of Sale, the agreement should be registered with the Land Registry in order to secure the buyer’s contractual rights. Registration protects the property from being resold or encumbered by third parties.
Foreign buyers are additionally required to obtain purchase permission from the competent authorities before the transfer of ownership can be completed. This approval forms part of the statutory acquisition framework.

Residency & Property Ownership
Ownership of real estate in North Cyprus does not automatically grant residency rights.
Property ownership and the right to reside in the country are governed by separate legal frameworks. While owning property may support an application for temporary residency, applicants must independently meet the relevant immigration requirements. Residency permits, where applicable, are issued under immigration regulations and are not part of the property acquisition process.
Wills & Inheritance
Property owners are advised to prepare a locally valid will covering assets held in North Cyprus. Without a will, succession is governed by local law, which may differ from the owner’s home jurisdiction.
