in the Republic of Cyprus
The Title Deed is the official document confirming legal ownership of real estate in the Republic of Cyprus. It is issued by the Land Registry and represents the highest level of ownership security.
What is a Title Deed?
A Title Deed (Certificate of Registration of Immovable Property) officially records:
∙ The legal owner
∙ Property location and size
∙ Property type
∙ Registration details
Ownership is only fully transferred once the Title Deed is issued in the buyer’s name.
Title Deeds for Resale Properties
For resale properties, Title Deeds are usually already issued and available.
In this case:
∙ Transfer can take place immediately
∙ Ownership is registered directly at the Land Registry
∙ The buyer receives full legal ownership upon transfer
This is considered the most straightforward and secure purchase scenario.
Title Deeds for New Developments
For new developments, Title Deeds are often issued after construction is completed.
This process includes:
∙ Final building approval
∙ Subdivision of the project
∙ Registration with the Land Registry
Until Title Deeds are issued, the buyer’s rights are protected through the registered Contract of Sale.
Delays in Title Deed Issuance
In some cases, the issuance of Title Deeds may take time due to administrative procedures.
However:
∙ The Specific Performance Law protects the buyer
∙ The registered contract secures ownership rights
∙ The property cannot be resold or encumbered
